So here is my take; building inspectors do not accept anything without visual on the job inspections.

Get quality tenants in and get them cash flowing as quickly as possible.  

Typically first to fall is SFR properties, then multifamily, then commercial but this virus is different.On the commercial retail side I still have clients buying it is a (flight to quality) meaning most want investment grade tenants now even if  a lower cap rate.

It’s kind of a gamble but I guess you can make an educated bet based on the market, supply/demand, and the quality of management.If you didn’t do that then I do think they’re due back their deposit.On the positive side, it sounds like you have a nice property in a popular area if it rented that quick..Best of luck!

It's implied that you're going to get a much higher quality work product going the latter route (generally speaking).  

Is the wage increase substantial enough to offset the negative cash-flow by letting you make up the difference without impacting your quality of life?

They, more than anyone, will know how the rentability is there-- like, how easy is it to get tenants and what quality of tenant are you likely to get?

While I will be still be looking for quality investments in the future, I am sure I will end up loaning/giving money to my parents/siblings/people around me because I believe that is the right thing to do in a time like this.
