Redoing the kitchen, bathrooms, upgrades (HVAC, roof, plumbing), landscaping etc.. 

Views, amenities, beach access and if anything can upgraded to add value.

They're usually filled with low-quality furniture that is uncomfortable and sometimes even unusable, like my latest that had four wicker chairs with no cushions so the broken pieces of wicker stabbed my backside every time I sat down.

I'm seriously considering going for one of these, and then seeing if I can find a way (through upgrading the units, etc) to make the numbers make sense. 

Looking for Contractor reference in Bellevue/Seattle area to upgrade the kitchen and add half bathroom.

He was buying multi-unit properties and I was working on his properties doing plumbing and construction upgrades. 

One of the things not often mentioned about BRRRR is that its really tricky to upgrade to the "next step up" -- eg, sell a portfolio of small properties and not get absolutely bent over on the taxes (and "depreciation recapture" which I never knew about until a few days ago) ...  

My tenants just let me know the washer is broken and probably broken for good.

One tenant will be ending a 5-year lease next June and I plan to upgrade that house a bit and bump the rent $200.

An older home may be a good idea and a great value but it may also need some repairs and upgrades, so you need to decide if handling that is something can/want to do.
