Probably due to all the losses they've been experiencing with all the wildfires, floods, etc. of late.We even have a case right now that required the owner to sue their own insurance company, because the insurance company denied their claim on an alleged technicality.

I think the issue I’m having is that I’m getting a discrepancy when I’m running the numbers with Redfin info vs lender info (it’s sometimes off ~ $200) so I was just wondering if for every property I analyze should I try to have the lender get the PITI for me for it to be more accurate

If they admit to using undocumented employees the insurance won't pay and then the municipality will likely issue a hefty fine and not allow them to pull permits and work for a period of time.
