If you are absolutely committed to finding a place in that area, you will probably either need to pay a premium or take your time and market/network for the right deal.

I have made a commitment to myself that I'm going to make things happen this year and to stick to one strategy and that is assignment lease options until I get enough cash  reserves to move on to others forms of real estate.My question  is: How do I get a high volume  motivated sellers.

Linval T. gave you great resources to learn from for wholesaling.  

Right now I am leaning towards making the commitment.
