I will not be renewing their lease and will need to completly update their unit as well (its a little rough).The Plan: Once my tenants lease expires, I will Airbnb the unit I am currently living in and swap sides to renovate it.

Maybe bungalows are hot in your area which is why they sell for more even though they are identical in sq ft to other homes.Days on market is very important.

No one looking to buy wants the business, they want the property which can and will be used to build an apt complex of at least 50 apts (on the conservative side)  and possible +100, which we've been told by the board is very likely since they want to build the area up.Does anyone have any experience in building a complex like that from scratch, i want to get into real estate and me (his son) this could be a huge step in the right direction, we have some investors we can sit down and talk with in the near future.

@Loubert Antoine My plan is to basically fixed the side I’m going to rent out first and live the other side for a year while I repair it, then move out and have rent that side out.

Unsure if siding work needs permit, but I know removing asbestos does so if I end up going that route (I hope not) then I'll make sure they get permits.You don't have to be licensed to get permits, as I mentioned I pulled permits myself.

Here in Tx when to sell must mention in the seller disclosure if you are aware of more than one layer of shingles installed on the roof...looks like they dont like it for some reason.Check with your agent or with an inspector to know the down side
