After years of sort of cruising on auto-pilot with a single tenant on a long-term lease, we figure it's time to assess the real value of this longtime family investment in case it might be time to sell.

We are going to be buying property and building a spec home shortly and need to understand the pros and cons of doing this deal through an LLC vs. as individuals, from a tax perspective.

Make sure the term is something you are comfortable with.

You would have to get a relatively short term loan (5 years or variable) to buy the property and fix it up.

If you're coming in short monthly to cover these, identify where the "leakage" is.

Unless you actually hold title to the house in question.  

Sometimes you may not want to take out the current underlying mortgage though, in cases where the underlying mtg has better rate/terms than the new proposed loan options.

I am interested in exploring renting it out long or medium term.
