Too sad there are alot of listing agents out there who 1) don't understand them and 2) don't know how to work them.If you come across a listing agent who does not understand this, possibly your buyer's agent MAY be able to talk them into allowing THEM to negotiate the sale for you.

Latest Upate: Well, sadly, we filed for the eviction today for $121...The realtor and previous owner have fed the tenant false information (realtor hasn't even pulled the sign from the yard yet and we know he was there two days after closing).

Often times if you have a good tenant they will actually say yes they are really good, they always pay on time, they maintain the place, we never had a problem with them and are sad that they are leaving blah blah blah.

The first estimator pointed out that it's obvious the reason the old unit isn't working, the refrigerant lines have been pulled off the unit (and sadly all the old (Freon) refrigerant has escaped, polluted the atmosphere).
