@Hattie Dizmond  Amazing market there that allows a wholesaler to simply put an MLS property they put into escrow and offer it as wholesale.. that's crazy ... buyers need to be smarter than that they are leaving thousands on the table.. just wait them out buy direct and save thousnads..

That search term is very competitive, am talking about thousands of search per month.Next I have a new project for this year to rank #1 for "real estate marketing" which gets thousands of search per month.

@Frank Monteleone, I would probably offer to take over payments, get caught up on the taxes, and give them enough money to move out (I'm imagining a thousand bucks or so). 

He rose through the ranks and ended up being the President of this company and took it to unimaginable levels and one of the best visionaries in the Country.His MO was to purchase big multi thousand acre ranches and design Master Planned communities i.e Rancho California (now the City of Temecula), my home town of La Mirada, The Hollister Ranch a coastal development north of Santa Barbara and Coto de Caza an upscale private community hidden in the hills of Orange County just to name a few.Point of all this braggadocio is that had it not been for the fact that he was also a civil engineer he would have never developed the creative flair that made he and his company such a huge success. 

Of course, we had some missing parts/pieces to boot.Not that plywood cabs would have done much better, but shortly after finishing the house, a water line blew out (lazy plumber didn't solder an elbow) and ruined most of the cabinets.  

I thought of how at every Carol of the Lights he gets booed by thousands of people, while the other services on campus get cheered.

@Teri S. jajaja I hear you, but there is really a posibility of lowering the trash bill, it might not be worth it for one or two properties but some PM pay over 6-7k per month, I ve seen cases where simple changes can lower that to 2-3 thousand dollars.

The three day seminar is fine as long as its not too expensive, but don't buy into the multi-thousand dollar courses they offer next. 

We have several large clients that own thousands of properties throughout the US. 

The main thing is to A) Not hold up other work, B) Not ruin finished surfaces.
