@William Springer, If that home in Brooklyn is her primary residence now then it's not eligible for a 1031 exchange.

It might go higer in price, but hig metros have the advantage of higher and bigger buyer pools both primary residence and investment.

Therefore the money that you pulled out of the rentals and put towards the personal residence would be an itemized deduction.
