You mentioned that the eviction process 'has begun' so, you should contact your attorney (preferrably the one you will use) and double tap and verify that what I said is accurate and if so, then go ahead and re-file for eviction NOW as 'you vs. tenant' --- of course you will need to let your PMC know before you do that, to keep them in the loop.

Did you work with any real estate professionals (agents, lenders, etc.) that you'd recommend to others?

Of course, nothing is stopping you from selling Rental #1, paying taxes, and then taking your leftover after-tax profit and moving that into Rental #2. 

Honestly, I'd see if you could get as much professional help on this one as possible.

Sorry for the long post and if it's not as professional as other posts but anyone willing to give me good advice I'm willing to hear I am a novice and want to be entrenched with this information

Your best course of action is to either keep renting it or sell and do a 1031 exchange. 

Accountants are in such demand, that the best are not even accepting clients half the time.The other problem I see often with accountants on here is that they specialize in larger investors, and have really high prices when you as a smaller investor do not need all the bells and whistles.Another thing I see is folks thinking they need to have a tax professional in their state.
