He ignored these requirements and he went straight to the County with the same paperwork and the county approved the subdivision; therefore he was able to sell 5 of the 6 properties to different investors.

I have invested remote properties for buy & hold in GA, I’m wondering if it’s possible to manage on my own ?

The property is worth around 170K and is old and outdated but has good bones still. 

Unless you are doing construction and acting as a GC, owning a property management and leasing company as well as owning real estate, maybe then have one.

Example, lets say your Roth IRA purchases a property for 100k, with a 50k down payment from the Roth IRA and a loan for 50k.
