There are many investment vehicles aside from real estate that are hands off that will produce more than adequate returns equal or better than real estate as well.

Dealership vehicle inventory will be covered through special dealership only financing program meant for car dealerships vehicle inventory, so that is covered and I will not likely need any other funds to get my dealership up and running and making money.

I use the term "non-investment" because the land would be for future development and use by the investors and would not be principally a vehicle for making money.

Take a parent and a wholesaler out to lunch and have her or him explain how they got started and/or what their day to day is like... no one is trying to discourage you from (in the future) pursuing Real Estate as a vehicle for wealth building, just understand many will try to sell you on wholesaling and fix and flip as this bright shiny thing “And you can do it too!!!”

Also your debt pay down is much more significant with a 300k property.Like I said you are on the right track; you have just discovered that there is no free lunch in real estate either; but it's still an increadible vehicle to change the trajectory of your life!
