Not every bed is the same size, and if you have more/less sq. ft. per the bedroom average, you might need to adjust (hopefully towards the positive). 

That's a tricky one, @Darren Greenwalt - there's lots of competition in the 4-5BR size, so you're going to be trying to separate yourself from them with your luxury amenities.  

If in the comprehensive it shows your use industrial use then check out the required rules such as; lot size, required parking, lot coverage, FAR, etc.  

SFH's of that size in the area were more like $500.

How do you know the accurate costs associated with a build this size?

That should be fun.All kidding aside the guy probably had a bad experience and is just sizing you up to make sure you are legit.

Bedrooms:  Size appropriate for size of house, any 'nested'-go through one to get to another- closet sizes and condition of closetSMELLY:  any scent of mold, pets, pet pee, smoking, smoking pot, etc.Fireplace, check chimney from outside for condition and inside for conditionpool, check for condition, check deck and all attachments-heater? 

I think you can do that for up to the size of a 4 plex.

You are making it as difficult and expensive as possible for anyone to sue you, and most attorneys will look at a well established asset protection plan and drop the case because (A) it takes time and money to discover what is there and (B) there is a lot of uncertainty if they get a payout, or what size that payout might be.

I LOVE living in Raleigh but we are an expensive market comparable to Denver or other areas above our weight class/size.
