Skip the cheap houses go the higher class asset and chase the school districts or popular areas.

Listen to all of the POD casts and then read all the BP blogs, then read the most popular books in some of the lists. 

Other owner/operators that I've talked to have spent 3-10K on furnishing depending on neighborhood and size of home.Airbnb and VRBO are both very popular in the valley. 

In our area (Asheville, NC) AirBnb is really not as popular at HomeAway/VRBO so Airdna doesn't have enough data to be accurate. 

The beginning is very tough - it's going to take a minimum 6 months-1year to build your business.....this time of the year is very important for 2018 success - you need to build and cultivate a pipeline....here's what you need to do1.Call expireds and FSBOs - they're your most immediate source of business2.Cold calling neighborhoods, Just listed/Just Sold - not as immediate as expireds but much less competition3.Open Houses - try to target fresh listings in popular price points - get everyones sign in info and follow up with themAnd obviously if you have any friends or family interested in buying or selling that would be your number 1 source.....the more people you cold call, the more conversations you have, the more listing presentations you do the better you'll get at all aspects of the business.....good luck.

It is also very popular for a good reason--it's beautiful and the weather and outdoors are great.  

Reducing the Owner Occupancy restriction is really one of the biggest factors that can grow their popularity among real estate investors.

The River South District is evolving into another urban neighborhood popular with renters, and new units are on the way.The Polaris area is also creating a new identity for itself as well.
