If I see it needs a new roof I won’t even consider it unless it’s absolutely smoking of a deal because a roof on a 3 or 4 unit 3,000sq ft house can be 8-10 grand right off the top .

No ..but I’m greedy lol  as an example my triplex gets about  $1,500 a month in rents .After all expenses I get around 275$ per- door .... 800 profit a month ,Did I mention I only paid 35 grand total for the property  ?
