Just set the criteria, look at the paper you get and eliminate those that don't qualify on paper for your criteria.

@Curt Davis  and just like modern turn key that focuses heavily on LA market which is the NUMBER 1 driver of Turn key... our family had offices in LA for a decade with 20 some agents working for us selling LOTS  and land in Northern CA.. we did fly buy programs.. the whole marryann.. same exact methods as you folks use today just done old school... was no internet then.. was no cell phones.. was no texting FAx's were just coming into vogue and we were just getting rid of carbon paper  LOL.Its the exact same premise and maketing skills  just a little different product.

It is very easy to have something look good on paper in this town and then realize you can't get a good tenant in there.

Send the email for a paper trail I guess but don't expect too much.

It looks good on paper when I need to get financing.  

I like to have a set of pics from before moving and to compare ... they may remove towel bars, etc and you may forget that there used to be a towel bar there ... until the next tenant asks you why there is no towel bar and requests that you install one.    

At 3% for me I can't afford to put an ad in the paper, spend time getting it across the MLS and other sites.
