Anyone have any thoughts or experiences with this sort of thing?

States usually require some sort of additional filling in the state you are doing business in addition to the LLC formation paperwork in whatever state you are incorporated. 

I don't know the numbers really well in those areas myself but I'd imagine you can hit that sort of number in those areas.

Found a couple of potential great wholesale deals but unfortunately these homes are not in the greatest neighborhood (Sort of run down).

I don't get your loan. 14% down with a low 4% rate seems like some sort of conventional loan. but your numbers suggest that you renting out all 3 units off the bat. seems fishy

I have been looking to attend real estate / Investment seminars to enhance my knowledge and to keep me motivated, but could not get any link.

Hello BP,I am starting out with wholesaling and sort of by accident have found myself a virtual wholesale deal outside of my market.

We had one of my sisters move in with us to help with the bills so that is sort of hacking I'd say.

I've also found the listing agent a bit more motivated to close a deal when they're seeing both sides of the transaction.
