Any legitimate expense finding RE investments, inspections, marketing, etc,  is tax deductible.

Are you trying to avoid a legitimate charge, due to an error at closing?

I have since updated the spreadsheet and will be uploading it once I can get legitimate expense numbers from each respective company!

I was hoping to hear if anyone figured out if there is a legitimate alternative to this.

I did just that...I got the sale price from $120k (list price) down to $107k during the option period, due to some legitimate work that needed to be done to the exterior of the property, and some foundation concern that may or may not need fixing. 

It just leads me back to the question of - if I am able to find legitimate deals with real equity in them and am smart and/or resourceful enough to package the deal itself (and my experience) into a nice, neat, marketable package, why not go straight to the source and cut out the additional cost and time of having a middle man?

Are there any legitimate auction sites available on the web, large or small, that do not use fake or shill bids? 

Or even FHA.I have had two or three different companies, legitimate wholesale lenders come through my office the last couple months presenting newer loan programs.

Without a legitimate license, my understanding is that you will have a difficult time getting through adverse situations as a landlord such as evictions/ejectment because you are essentially running an unlawful operation.
