That's really where my question was leading and thank you for pegging it down for me. 

I’m getting leads but not sure how to estimate repairs.

@Joel Francis yes you should use CRM to track all your leads from the start as you will need a solid follow up system and plan.

You will still need money to pay your phone bill to answer your lead calls or call them back. 

That's great, but it doesn't lead to action.

If I send them a lead that I am working on, or ask for comp help, I expect that they will treat the lead as mine and mine alone.Deals - I want a realtor who can provide me deals!  

Other than this, the bathrooms are all original, with concerns for mold, older and very worn tub, toilet, vanity, peeling paint (lead expected, for sure).
