I'm good with waiting a while to do something, but wanting to plan next steps and be strategic. 

It's horrible from an ROI perspective but *if* I need the money I don't want to have to worry about minimum balances, dropping below a balance that might initiate a monthly fee of some sort, etc.

If you have expertise in construction, you might want to analyze your CapEx more carefully with one of the worksheets I've seen posted on BP, over a timeframe of say, 20 years, after your initial renovation.

Next step, I convert them all over to your own lease.

You will be paying more initially on a "double mortgage" - one to her and one to bank but it would make you both money until you have enough capital to do it without her. 

My max is $100k and I don't see the seller declining that.My next step is drafting a rental agreement and looking for renters.
