Sorry to resurrect an old thread but just to add my experiences- I feel so betrayed and scammed and like a fool despite having the same though process as Heath Jones did

Calling all Dayton, OH area investors, is anyone willing to share a referral for a great CPA with experience navigating buy and hold and flip investments?

I see, I just thought that it would help the agent out a bit, if I do some numbers myself, before sending the agents to look over the numbers since they have more experience, before we actually go see the house.

That includes additional homes (and portions thereof) titled in the individual's name, bank and securities accounts, future paychecks, etc.

My goal is to ensure a positive and stable rental experience for both parties, especially in Colorado's evolving rental market.

After you do some rehabs, own some rentals, THEN you can see where you might do a little better once you have experience with rentals, markets, and you have real estate knowledge in general.

Has NOT been a great experience.

I have never heard of someone having a good experience with a claim.A friend of mine waited 30 days in the summer for the warranty company to fix his AC unit.I'd put the money back for repairs.

@Lucas Schlund there are logically, 3 options:1) Buy Cash: PROS: You can get better prices on houses because you can close faster with motivated sellers and buy houses that need repairs to qualify for a mortgage (less buyer competition)CONS: takes the longest to save the funds2) Use Rehab Loan:PROS: Same as #1CONS: more expensive loans:---FHA 203(k): not that expensive, but must live in the property for 12 months before renting---DSR Rehab loan: relatively expensive and may need experience to qualify3) Mortgage on Property with Cosmetic Repairs:PROS: easiest & cheapest to doCONS: lots of competition, so can be hard to find a "deal"PM us if you'd like to discuss these in more detail.
