Now, what I do for the MTR pricing is look at the "comps" for any furnished units on Zillow, Realtor, etc. and also go onto the OTAs and price out nearby comps.

For some units in my neighborhood, assessments are low (no extra exemptions) ... and it's rather strange seeing randomness in these assessments.

STRs and MTRs are a lot more effort than LTRs and my STR/MTR units are not currently performing well enough to justify the increased effort.
