Hope Mills is a good part of town for sure, but my opinion is that you're too far towards the top of the price range.It's your first one, and it's rare people get great deals on their first one (mine was awful), so I'm not beating you up but you need to know where the goal post is for minimum acceptable deals and for Fayetteville the minimum is about 1.3x price/rent and 20% equity creation.

I'll chime in, my realtor called me this morning actually about a property I have listed.She said she has received NO CALLS on her other properties since our state's stay at home order and that the only call on mine was a guy with a terrible low ball offer from a couple weeks ago that wanted to remind me that he was still interested.Said she was looking into unemployment??

A buddy of mine has a $39 million deal for an apartment complex and I offered to help find a buyer. 

I also am pretty focused on the crypto & silver markets for last couple years at the moment.My mining bet now a render farm in Oklahoma with asics mining & cheap natural gas mixed in is now tied to Disney.

Usually the real estate market is the canary in the coal mine when gauging economic health of the nation.

The single family house does not have a garage so unfortunately no their isn’t a market for that. best of luck on your second deal hopefully it isn’t so, complicated like mine.

Other things to look for the future are data mining and automation of certain real estate transaction tasks.
