What kind of CoC returns do start getting excited about when looking on LI?

Rock explains how understanding ROI is good, but investing in your 'inner game' is where the real returns are.

A lot of real estate returns is luck from an up market (appreciation).

When you end up buying a place, you want to make sure you are getting a good deal and you want to know what kind of return you will get. 

When the tenants demanded return of their deposit, I immediately acknowledged my mistake and returned the deposit.This does not change the fact that they are responsible for these damages. 

For example if you know the price of the characteristics, you can calculate expected sales prices for different possible renovations among a menu of different ways to renovate, and then try to make a return maximizing decision.

Make your offer contingent on proof the numbers are accurate ( if they acceot your offer ask them to provide T 12, rent rolls, utility bills, proof of deposit, Tax returns etc)As far as it being big enough that depends on your goals, what are you looking to accomplish and how will this building help you do that?
