Would a fix and flip be the best way to go or is it better to invest in rental income properties.

(maybe I should run) Owner has offered to finance the entire amount of 745k with 6.5% rate and 15 year term. 

I've herd about the BRRRR method, Fix and flips and wholesaling.

This portfolio was bought with the “fix and flip” intention but we could also hold them for cashflow if the market moves against us. 

After a fair amount of research I wasn't able to find much on them, does anyone currently utilize the system and have there been any issues with the court accepting the receipts as proof of mailings? 

If so, did you agree and fix them?

Many companies charge a % of total rent, but for homes with a low overall rent they either won't manage it at all, or they move it to a flat $ amount, which is typically rather large as a percentage of rental income. 

Has anyone done this before/how is this typically structured, is there a standard amount?

What do you guys think are the best zip codes in south Florida for fix and flips?

HOA is involved and they reply to HOA request of fixing their radiator and reply to HOA email according to hoa, but when I write them to fix the damage of my ceiling they just do not reply to my email or txt or phone call.And this is not first time that’s happening, in past 6 years there was two different damageme caused by them.
