All I have are a few encouraging words.

Not sure why people here are not encouraging you with advice but here is what you should do!

But whenever I said I was going to learn to play, more often than not, there was much less substance to the conversation and they didn't say much except maybe a few quick encouraging words.

I would encourage them to take pictures cause all of us have smartphones now and show you the proof of dirt.

I just wanted MEMORABLE in a sea of other teeny house images...just one reason for someone to remember it again.Thanks again, everyone for your encouragement and your contributions. 

Bouncing ideas off of others and getting direction/encouragement is easy to do without having a formal partnership.

Listened to this podcast twice and cried both times as I felt so encouraged, challenged and inspired by her.

These released passive losses are ordinary in nature.  1250 gains and 1231 gains run through Form 4797, Schedule D and the related worksheets because of preferential tax rates.I'd encourage you to maybe run some scenarios through TurboTax or break out the forms, form instructions and related IRS publications mentioned and work through them.
