San Jose-Sunnyvale-Santa Clara is an emerging market?

Michigan does not pass this first filter for me, and I would look elsewhere.I would recommend “Emerging Real Estate Markets: How to Find and Profit from Up-And-Coming Areas” by David Lindahl as an excellent read to assist with your location evaluation.

By that I mean what is his vision,  housing for displaced single moms in an emergency, kids who are being thrown out due to pregnancy, domestic violence situations? 

Do you have a rental emergency fund of ~$25k or whatever you think is reasonable?

Do you have an application with an emergency contact? 

PwC has emerging trends in Real Estate reports.

Then three months down the road they can’t pay the rent or have a family emergency out of town.

And if this gets you started and you have an emergency fund you can lean on just in case then it is probably worth moving forward.

I would also arrange with HVAC company to check unit if it is a central unit since the primary claim is no heat, here that is an emergency but FL I don't know.  

I am looking to transition from Bedside and Emergency Room nursing to possibly teaching or acting as a clinical coordinator for the hospitals/college later in life.
