He lets me know that he put in an additional sump pump on the other end of the basement, replaced the gas valves in the boiler and water heaters, is having the mold taken care of, and has fixed a few other odds and ends. 

Never could figure out why folks would go to all the trouble to chase these deals down.. go get their cashiers checks and then simply could not be to the sale on time... and especially in our market were competition is dog tough and not that many deals go 3p anymore.. 

And tenants don't care about your Spreadsheets.Scale up a decent sized portfolio & the good stretches of some properties will carry you through the rough stretches of others.

All four of our homes are rented by families with a dog.

Be careful not to get too leveraged.

We have dogs and I wanted a pool and a big backyard.  

On top of that, the HML might not care about wonky title issues, but Fannie certainly does.

I'm looking for a good lawyer and a good accountant that understand and currently take care of Canadian's who are investing in the USA.
