Assuming lender is willing to work with you, you should be able to work out a modification/renewal that would get signed at closing by seller and lender along with the transfer document(s) that would be signed by you and lender.

I heard a podcast this weekend with a guest from Ridge Lending Group that seemed to imply if you documented something the right way on your closing statement that they could then let you do a delayed financing for the purchase price plus rehab costs (still under 6 months).

In the front window there are documents posted from MCS - Mortgaging Contract Services, stating that the property is vacant and has been winterized, and to call their number for any maintenance concerns.

The bad news is that researching and due diligence seems to be very time consuming, the good news is I can learn a lot by looking at all different facets of market to see what makes a deal sustainable and what doesn't.

Through some serious digging, and calling several governmental departments (all of which were as confused as we were) here's what we found.1) The Department of Agriculture (PA) turns out they're the ones who enforce laws in and around service animals (news to us!).
