The contractor is charging me 11 % of the total rehab costs for supervising the project which comes out to 6,700 (the project total came out at 67K).I'm debating if I should either get another contractor, negotiate the current bid with the contractor or doing the project myself.

So this is typically an asset protection vehicle to separate out liability one property from the other.There is debate if you create an foreign series LLC (foreign here means out of your home state) to use in your state and whether the individual series would be considered separate.

I know there is a long debate on this topic as to forming an LLC at the very beginning or after getting the ball rolling and waiting till a few properties in (I'm interested in buy and hold btw).I know the formation of an entity like this isn't cheap, especially when the investment capital is low in the beginning, but I met with an attorney yesterday on an unrelated matter and at the end I got to chatting with him about real estate investing.
