Hello, BP CommunityI'd like to know if anyone has taken a similar path in real estate investing as the one I'm purposing for my wife and myself.My plan is to purchase a duplex in the Munster Indiana area using a owner occupied loan.

Rentals work best with LLC compared to S-crop.Also, Series LLC will be better for Buy and holds.

The sellers are using the newly remodeled interior to justify ridiculously high asking prices compared to comps in the neighborhoods.

I would also compare those two quotes to check for any coverages that you can cut on or that seem out of norm from the others.

Apologies in advance for my absolute ignorance with this stuff.1) We plan to purchase all cash in our names then transfer the property into an LLC that we haven't created yet, less for liability and more for tax purposes (our accountant vaguely suggested we should start an LLC that does really anything so that we are able to write off more home office, travel and equipment expenses that we can no longer do since recent tax changes).
