That would be my first choice but, correct me if I am wrong, since you know the local market here better than me, but it looks like it's pretty hard to find deals tjhat make sense with that kind of down payment.

If there is no room to change the address, then you're kind of stuck.Addresses can be changed, and this is a valid reason for the request. 

The most important question, what kind of radiators? 

Find someone already doing these kind of projects and tag along with them on a project to learn the ropes.

But right now, with the amount of cash on hand I have, it's not feasible.I probably should have prefaced my statement outright with the fact that it's kind of a loaded question :).  

I've been a renter in three very different parts of the country (San Diego County, Miami, New Orleans) and, if a potential LL had told me I needed to pay a commission to their agent to rent the place, I would have looked at them like they had 3 heads and quickly moved on.I have heard of this kind of thing in places like NYC.
