I rarely need a contractor and if I do need one, my network has access to skilled workers. 

The growth of the market here with regards to Amazon, Dollar General and ABC Supply Co. shows the strength of this market and gives people the opportunity to see very high returns on their investment.

For the trash I would erect some sort of area on site with cans and hire 1 or 2 separate workers to bag it up and bring it out. 

So if you're contributing 50k to the deal, then you should be pocketing (ideally) 5000 per year and you would split the equity in the property that accrues over time (if you were to both co-sign).

The main thing I would add is to link up with a local friend or future co-worker who knows the area well and has been living there.

I know Oregon does not really require CO's for rental properties.. but back east its a big deal in many cities and they have inspectors for this stuff.. 

I've worked with and hosted many of the popular meet up groups throughout Orange County specifically, as I use to run a coworking space in Irvine and would open our space up as a venue for different events.

Found a couple of REALLY distressed properties in Colorado soon to be under contract.
