I need to learn how to leverage equity in my property, how to improve cash flow, how to improve my property, understand book-keeping, create the right structures to limit liability, create the proper structures for tax, and learn how to find deals.

I am really interested in the potential that RE investment has to help provide an income for my family and help me slowly build a farming operation that is set up for long-term sustainability.I plan to use my RE license to raise capital and get access to potential rental properties.

That, plus numbers just not making sense unless you put an insane amount of money as a down payment / buy in all cash, and other anti-landlord legislation made me look to a state like Ohio starting in 2021 and ultimately moving to Columbus to focus on building a portfolio and I've been very happy with my ROI both in cashflow and appreciation over the past few years. 

We plan on using DSCR loan (yes high rates but our complicated taxes makes non conventitional as our only choice at the moment) so PM fees will def kill anything.

Also, any idea why property tax is 2.2% in Kyle vs ~1.7% in Hutto?

And I am building those relationships, unfortunately given the macro economy I am trying to identify catalysts to move things along. 

@Michael Turner Yes, you can combine time to meet material participation requirements if you're tax filing status is "married filing jointly".

For tax it all depends on what your goal is.

Joshua Tree is definitely interesting selection - probably destined to be a very volatile rollercoaster market - trends toward big overheats and then big crashes after over-builds, people that can time the bottoms over a long time frame can probably succeed very well
