I do not own any investment properties at the moment so going through the offer process was a learning experience and I know now of a couple more things to take into account.

I have consulted my accountants and they have stated that a good deal to me may not be a good deal for everyone else.

If not, then I doubt the seller will be willing to give too much based on the fact he/she knew it was old and probably took that into account with their list price and ultimate contract price.

Does he have to transfer me the money before i go in to show that i have the balance present in my accounts?

My lawyer next sent a demand letter with the total amount, and after weeks of no response, he finally at the deadline dated by the lawyer, indicated that the wire transfer was put through to my lawyers account.

Is it difficult/impossible if you use only one bank account?

You can pay yourself a paycheck out of a company account, but then you have to pay payroll taxes...more than you would otherwise pay.
