I think 90%+ of buyers want an en suite master these days, even if it is just a 3 piece with sink, toilet, and shower.I’ve done this in one of my properties and the contractor basically “threw in” the bedroom conversion for next to nothing if you are also giving them the bathroom work.

The great thing about this country is that the states are so different and you can move about them freely.If you want to pay 95% of your income in taxes and have the government tell you when you can and can't go to the bathroom you live in CA and NY.

I There are about 8 normal sized windows and 3 or 4 smaller windows in bathroom/kitchen areas.(*) Rough plumbing - waiting on his plumber to estimate but he thinks $4,000 which was one item I was a bit suspect of because basically you have a bathroom in the basement with laundry beside it, kitchen above it, and bathroom above it, basically all straight up and down in a small house and this is not including bathroom vanities, toilets, etc.(*) Flooring - $8400 - we didn't actually finalize anything I'm not sure what materials he was planning all over, but I think wood floors in the top 2 levels and engineered wood in the basement, tile in bathrooms and kitchen area (very small).

Estimated Per Square to rehab to the studs from $85-90 per square on livable square footage with out add-ons (Finishing Basements, Bump Outs, Bathrooms & etc.)A lot to think about what would be the best cost benefit going into a fall market with wood and steel costs up 35% in past year and rates to purchase finished properties in the high 4'sLet me know if you have any questions.RegardsJoe Scorese

I've got a solid lead on a 24 unit complex in a good part of town, however, the units are all efficiencies with no walls except bathroom.
