Two rules:1) replacement properties must cost as much as relinquished properties, which you meet2) ALL of your cash proceeds from the sale must be reinvested to avoid any tax....you can add some cash to the deal but you can’t keep any of it.

Flat roofs don't matter as much in my neck of the woods where it doesn't snow but in MI I would definitely try to avoid or replace a flat roof if possible if for no other reason than liability.

you can have them sign a brand new lease agreement, but if you are only changing the rent or simply extending your original, it is unnecessary. all you truly need from a contract point of view is an addendum to original lease, which references the original.

Joking aside, I am really interested and eager to buy properties that create cash flow and also build a unit on the lot that came with my first home purchase.I want to stick with what I enjoy which is finding the deals and making them happen by connecting with people, but avoid being a landlord for now.
