Hey all, I am a new-ish investor who's completed a couple of relatively low repair cost flips.Because of my relative inexperience to the industry wondering if someone here (or someone recommended) could assist me in estimating the costs of repairs on a house I am looking to purchase and flip?

Because I'm trying to build a portfolio of buy and holds  I'm looking for ways to use the VA loan to assist me in the initial purchase and then using it over and over without having to sell.

.- Niche Knowledge: (STR rules, ADU's, Zoning Expertise, down payment assistance programs, AFH, Opportunity Zones, etc)- Discounting: (If you are new you could always discount your services to add value (reduced commission for brokers, lower management fee, reduced fees for JV's).- Superior Service: Somewhat counterintuitively you can actually add more value despite being new.

At any rate if you have a bad feeling about this couple (and the "money business" of the boyfriend plus what sounds like 3 high energy children ready to wreck your house would worry me more) then find a way not to continue with their application process.good points. he did a typical diversion asking if the place was safe so you would think positively of him. honestly some people think that they are able to outsmart everyone. all we have to do is just to open our eyes and ears and observe.
