Why not start small and buy some rural vacant land, say Kern or San Bernardino County (or anywhere in the country) for a $500, sell for $1500 and keep growing your acquisition balance to where you are comfortable enough to make some other choices?

When running a screening report on tenants, I recommend doing a full background check, credit check, and eviction report on any applicant above the age of 18.

From my research i've come across programs that aim to help first time buyers reduce the down payment and associates costs, FHA, sellers remittance, 401k funds, counting 75% of rental income towards my income for qualification etc..I've been hard at work saving at the ripe age of 23 to the point where i'm confident that I am close to making the leap..
