I know the demand is there just don't hear too many personal stories from people that have actually done it.

To add the type of value necessary to pull it off, you're going to buy an absolute piece of trash property.

@Andrew Stouse you can ABSOLUTELY buy a property using your VA loan with not only ZERO down, but with the right realtor and offer, you can actually walk away with cash back in your pocket at closing.

I have a neighbor with an odd sized little piece of property that would work for me to build a shop for woodworking and general storage.

The pieces that we are missing right now are the tenant facing portion to file work orders, and the rent collection.

PM me and I’ll actually give you a strategy that works. 

That means collecting the last three pay stubs then calling to verify that they do actually work there (stubs are forged so much these days).

I go by actual profit.
