I also request bidding in chunks smaller than the whole project - say by major component such as set tile (detail where tile goes and square footage), set kitchen cabinets (linear feet or actual cabinet count), etc.

Most people don't want a "bunkhouse".Also keep in mind ground floor square footage is more valuable than second floor, and basement is worth the least of all.

I had another thought on this subject too that may be useful for converting existing space... if either the building code or the fire protection requirements to have the attic sprinklered is triggered by square footage or volume of attic area, might want to look into seeing if it can be divided into smaller sections with rated assemblies... in short have a horizontal rated assembly (the ceiling) as well as vertical ones (at truss or rafter location).
