If you can find value add and negotiate accordingly, anything listed under 400k remodeled should move very quickly in this area.

I included utilities in the new renewal agreement while keeping the rent the same.One of the units has responded, stating that they would prefer to continue having utilities included otherwise, they may consider moving out. 

We focus on year leases and sometimes allow existing long term tenants to do shorter renewals if they're nearing the end of tenancy and moving or what not.   

Now for the next move/challenge:I want to start looking for my next house hack but heard from the broker I had originally used that they cannot use my ADU rental income for DSCR.

Shortly after moving in, this house (built in 2006 so 18 yrs old) styarted having issues - cooktop working erratically, they replaced it with a high-end (GE Profile) new one.....Dishwasher started leaking, replaced with brand new GE Profile. 50 Gal water heater went out (elements) they replaced.So in just 6 months, they have spent about $5000 on me.
