Roofs need extra layering material (to protect from all the ice and snow), many plumbing systems use cast-iron drains (which are tougher to tie into than PVC), many houses actually have wells for water (ours used to, and now we have to abandon it properly), electrical codes are different (this should actually help us), etc.

You will have lots of expenses you are not calculating, like: vacancy, turnover cost, management, advertising, legal, accounting, permits and registrations, repairs, Snow removal, etc.

. $500/month expenses - Taxes, insurance, landlord paid utilities, management fees, routine maintenance costs (pest control, snow shoveling, etc), apartment turnover costs (locks, cleaning, paint, repairs, vacancy, etc), saving for capital expenses (roof, windows, furnace, applianes, etc)

Here are the numbers:Purchase Price = $176,900PITI per month = $1250 (this includes association dues which cover lawn/snow/water/roof/siding).Down Payment = 15% ($26,536).Monthly rental income = $1450.I inspected the property today with my agent, and it looks to be in pretty good shape.

Presuming you have management in place for 600 tenants, there could be advantages of SFH like longer tenancy, fewer appliances, less maintenance, less grass cutting, less snow shoveling, etc.
