I have researched and paid for mentoring in the form of classes with no personal interaction.

Isn't the whole idea of making a colleague request so that you might interact with / create a dialogue with that person because you find what they have to say or might say interesting and helpful?

They actually encourage it so that when you have an agreement with a seller, you'll know that you will qualify and know how much cash you need for the transaction. 

You'll be busy:) I would encourage you to not feel pressured to learn it all though before you make a move.
