I'm leaning towards more of my first quote since this is my first out of state investment but please tell me if I'm making the wrong decision..

As soon as I and renewed the lease the tenant wrote me this long message with all these thing wrong, including drain smells bad(she’s been putting bleach down the drain to kill the odor, the lights in the kitchen and bedroom are flickering(this ones easily fixable) & the bathroom floor is in-caving because of water damage(she suggested a new shower door).

I'm doing everything in the book wrong and learning the expensive way.

If you have to level ground, box out soil, add 10" of stone, etc, your costs will push up toward $30 per square foot and at $0.45-50 per square foot in rent, I don't see that as too favorable.

If you're not willing to make cold calls or door knock then you might be in the wrong industry.

Worst case scenario even if something does go wrong you can just not sign the cancellation.
