@Theresa Harris yes, you are correct in assuming the other side rents for more, but this renter in discussion seems to believe that THEY are the ones paying more and they have to live in the worst unit...ugh...that clearly makes no sense, but they just can’t be reasoned with!

This is all new to me so I’m sure I may have made some mistakes.

Anything to look out for along the way or mistakes that could of been avoided?

Some mistakes, and learning from them can be costly.

One hates to think in worst case scenarios but you have to.

I told his realtor (his realtor is representing both of us, i know big mistake) he failed to disclose that within the time contingency written on contract but hes saying "that would be hard to prove".I really don't mind walking away, but I've already paid for inspection and appraisal plus travel costs, time taken off work, etc.

This is why you have to mitigate risk and plan on the worst but hope for the best.

But, you can't always make your decision on the worst case scenarios. 

@Will Gebbie most of the mistakes an investor makes or anything that can go wrong with a rental property can happen whether the property is local or out of state.
