So you can get less rent and they can keep destroying your property? 

Vinyl is cheap and will get destroyed with a decent hailstorm. 

They filled in a swimming pool with trash, used it as a skateboard park, destroyed the plaster and cement under the plaster, sold the filtration system and heater. 

My entire heloc will be tied up in this place so I probably wont be able to do anymore deals anytime soon. 

Once they see your name is actualy BORING it wont be looked at as a negative.

The yearly cashflow on that property gets destroyed anytime anything happens that would require even a 1k repair/insurance claim.2.

Generally speaking you will need a local portfolio lender that takes on these smaller loans, most big banks wont' touch smaller LLC loans.  

Although they are very professional, perform decent quality repairs, and place upper middle-class tenants who always pay rent on time, take good care of the property (except one, who had a special situation but as a result destroyed the property, BUT paid rents on time, always, and paid the damages too.

I know the first year I wont see any expenses going to repairs since its covered by warranty from the seller. 

They're destroying the middle class and inflating the value of our assets, I do remember reading once or twice that foreign investors still flocked to the dollar as they believe it to be safe, but I expect that to change well within my lifetime.
