I am based in NJ, but am targeting the South Bend, IN area for my first rental (primarily interested in long term rentals using the BRRR and buy-hold strategies).I am new to investing so I would love to connect with other investors, agents, lenders, property managers in the South Bend area or anyone who focuses on out-of-state investing as well! 

Hey @Griffin Malcolm, if you have the ability, I think house hacking is a great strategy.

Depending on the property itself and strategy you are implementing it may be an up hill battle in these areas.  

Or try making an adjustment to your strategy and going the STR route, reach out to AHN, UPMC, and/or Heritage Valley Human Resources department and see if they have any travelers or traveling agencies looking for placements for their travel staff.

Exit strategy is to refinance and use as Airbnb.

They have groups for every niche and every state - I was selling an equine property - I got more 'serious' leads from these listings.... a lot of the MLS buyers were just lookie-loos.Just a thought you might add to your marketing strategy......?

Davis County is slightly cheaper than Utah County and likely has better growth, I would say this area is best area to target.Fix and Flip Opportunities:The current market is not great for fixing and flipping 4plexs and Duplex's in Utah, On all of me and my investors recent purchases, the ARV is not great and I think that caprates uncompressing is hurting this type of strategy as well.
