Hey Steve, I highly advise against mailers and texts, they hardly work and are a big waste of time.

Being a newbie I couldn't beexpected to know much, and I also don't wantto waste this guy's time or more importantlywaste a very good opportunity.

Have a few clients that have them and for some they have been a complete waste of money and others they have gotten very large payoffs, largest one was a complete basement remodel/boiler.   

We are not taking down walls or making huge changes, just flooring, ceiling tiles, lights, ect...

I just pulled the entire living room baseboard heater out of one house because it was falling off the wall from the abuse.Do not choose that. 

Well I think that is happening but the fact that Fix and Flip is dead is not completely true.Under current Capital Market requirements the big boys on Wall Street currently have, I believe the rehab market is on life support (of course in my opinion).

Upgraded the lights in the home from wall outlets to overhead lighting.

New carpet and walls in the basement along with new floors in the kitchen, laundry room, bathrooms and the foyer.

No it is a waste of money.
