Waiting for title to clear.

So if you flip it in 2 months, you'll have to wait another 4 months to accept an offer from an FHA or VA buyer. 

Selling the land and going immediately into an income producing something at 8% will yield you over $700K in cash during the same 36 months you're waiting for the development to complete. 

Definatly losing a couple of thousand a month on your dead equity.

I went to school in Missoula many years ago, when thousands of houses were $30k!  

Then we sit and wait for about 45 minutes. 

It's hard to wait and not know how much money I can earn investing.

I am waiting until end of 2019 to sell it because that is when the lease ends and it will be tenant free making it more valuable from my understanding.

I am scouring the Freddie Mac guidelines, and I can only think of three possibilities right now, two of which make the deal happen, one of which would take a while if the seller is willing to wait and IF the numbers work. 1.
